n/a: the change and Section 21 share are only shown where an area had at least 20 claims in each period compared, because percentages on a handful of cases swing wildly. Isles of Scilly: The courts publish the Isles of Scilly combined with Cornwall.
How the figures are worked out
- Eviction rate. Possession claims filed in the county courts by private landlords, standard and accelerated, from July 2025 to June 2026, divided by the number of privately rented homes in the area at the 2021 Census, per 1,000.
- Change on year. Claims in those four quarters against the four before (July 2024 to June 2025).
- Section 21 share. The share of April to June 2026 claims made under the accelerated procedure, which was only open to Section 21 notices.
- Rent change. The ONS annual change in average private rent for August 2026, with the average monthly rent alongside.
- Energy rating. Of the privately rented homes in each area, the share whose latest Energy Performance Certificate is band D to G. Each home is counted once, on its most recent certificate. The 2030 standard will be judged on new EPC measures, so this shows where homes stand today, not which will fail. A tenure is recorded on certificates for about 70% of privately rented homes, so the counts are a minimum, and about one certificate in ten is more than ten years old.
- Burglary. Residential burglaries recorded by the police per 1,000 households, year ending March 2026. Some councils are only published as part of a wider partnership area, and share its rate.
A claim is the start of a court case, not an eviction: many end in a suspended order, a settlement or no order at all. The number of rented homes has changed since 2021, so rates in areas where the sector has grown or shrunk quickly are approximate. A higher figure means more landlords in that area are going to court. It is not an insurance rating and does not set the price of any policy.
