What this site is
LandlordQuote is a quote comparison website. We are not an insurer and we do not give advice or recommend a policy. We pass the details you enter to our quote panel, which is operated by Quotezone, a trading style of Seopa Ltd, authorised and regulated by the Financial Conduct Authority under reference 313860, so that providers can return quotes for you to compare.
Alongside the comparison service there is a knowledge hub covering the parts of letting that have nothing to do with insurance: possession, deposits, safety certificates, licensing, rent increases and tax.
Why both
Most landlord insurance questions turn out to be letting questions underneath. Whether a property counts as a house in multiple occupation, how long it has stood empty, what kind of tenancy is in place, whether the tenants are students: each one changes the cover you need and the price you are quoted. A site that answered only the insurance question would be answering the easy half.
Who it is for
Landlords in England, from someone letting one former home to someone running a portfolio, and the freeholders and management companies who have to insure a block. The guides are written for the law of England and say so where Scotland, Wales and Northern Ireland differ, because a great deal of letting law is devolved and a page that glosses over that is worse than no page.

It is the same entity, the same regulatory permission and the same people.

Simply Quote Comparison Ltd is an Introducer Appointed Representative of Seopa Ltd under Financial Conduct Authority reference number 1011184. That means we are not authorised in our own right. We act under the responsibility of Seopa Ltd, which is authorised and regulated by the Financial Conduct Authority under reference 313860 and which operates the quote panel as Quotezone. The permission covers introducing you to that quote service, and nothing more. It does not permit us to advise you, to arrange cover on your behalf, to recommend one policy over another, or to handle your money, and we do not do any of those things.
What an Introducer Appointed Representative is
A firm that is not authorised in its own right, but which is permitted to introduce customers to a firm that is, and which does so under that firm's responsibility. The principal, in our case Seopa Ltd, is answerable to the Financial Conduct Authority for the introductions its representatives make. It is a real regulatory status with real obligations attached, and it is narrow: introducing is all it allows.
What it does not allow us to do
Advise you. Recommend one policy over another. Arrange cover on your behalf. Deal in insurance as agent. Handle your premium. Tell you what is suitable for your circumstances. If anything on this site reads as though it is doing one of those, it is a mistake and we would like to hear about it.

Do not take our word for any of it. Search the Financial Services Register for 1011184 to find us and for 313860 to find Seopa Ltd, look up company 15008284 at Companies House, and search the ICO register for ZB659587. Anyone asking you for your details should be willing to be checked.
Who operates the quote panel
Seopa Ltd, trading as Quotezone, authorised and regulated by the Financial Conduct Authority under reference 313860.
What it does
It runs the quote system, decides which providers on its panel can quote for the risk you have described, and passes your details to them. The system is independently owned and operated by Seopa Ltd, not by us. Its registered address is Floor 4, Blackstaff Studios, 8-10 Amelia Street, Belfast, Northern Ireland, BT2 7GS.
Where the responsibility sits
We make the introduction. Seopa Ltd operates the panel and is our principal. The insurer or broker you buy from sets the price and the terms and handles any claim. Three firms, three jobs, and knowing which is which is the fastest way to get a problem to the right place. Our complaints policy sets out which complaints come to us and which do not.
How the site is paid for
Using the site costs you nothing. We may be paid a fee by the quote panel operator or by a provider when someone takes out a policy after comparing quotes here, and that fee does not change the price you are quoted.
Why we say so plainly
Because an undisclosed commercial interest is a reason to distrust everything else on a page. Ours is that we are paid for an introduction when someone takes out a policy. It does not change your price, and you pay us nothing for using the site.
How we keep it out of the guidance
The knowledge hub is written to a published set of rules: sourced to legislation or a named body, no superlatives, no invented statistics, and no provider named because it pays us. A guide about section 8 grounds has nothing to sell, and it is written that way on purpose.

How the guidance is written
Every factual claim in the knowledge hub is sourced to legislation, to GOV.UK guidance or to a named industry body, and each page carries the date it was last reviewed.
Primary sources, not other people's articles
Where a guide states a notice period, a deposit cap, a court fee or a ground for possession, it comes from the statute or the official guidance and links to it. Rewriting somebody else's summary is how errors propagate around the internet, and landlord content is full of claims that were true three years ago.
Where the numbers come from
We do not publish average premiums. Landlord insurance pricing varies so widely by property, tenancy and postcode that an average would mislead more often than it helped, and a headline average is usually there to be quoted rather than to be useful.
Where a page gives a figure, it is one set by law or by a scheme, such as a deposit cap, a notice period or a court fee, and it is linked to the source so you can check it on the day you read it.
When we find we were wrong
We correct it, and we say that we have. The editorial standards page sets out how to report an error and what we do about it.
Getting in touch
We can help with the website and with how your enquiry was handled. We cannot help with a policy you have already bought.
Policy questions go to your provider
Once you buy, your contract is with the insurer or the broker rather than with us. Claims, renewals, changes, documents and cancellations are all handled by them, and we have no access to your policy.
