The Buy-to-Let Yield Map 2026
Gross rental yields for 316 council areas in England and Wales, worked out like for like: flat rents against flat prices, terraced against terraced. Find the highest yields, see how your area compares and use the figures.

Gross yield ignores costs. Start from an area's averages, or your own figures, and see what is left after running costs and the mortgage, and whether the rent would pass a lender's stress test.
What the data shows
7.0%
Newcastle upon Tyne has the highest gross yield in England and Wales: an average rent of £1,215 a month against an average price of £207,547. The typical council area yields 4.4%.
All 316
council areas give their highest gross yield on flats. The typical flat yields 6.8%, a terraced house 5.3%, a semi 4.6% and a detached house 3.6%. Service charges and ground rent come off a flat's yield, so the gap is smaller after costs.
10.7%
is the gross yield on a flat in Boston, the highest for any property type: £645 a month in rent on an average flat price of £72,477.
253 of 316
council areas saw gross yields rise over the year, because rents grew faster than prices. The typical yield moved from 4.3% to 4.4%.
+1.1 pts
Tower Hamlets had the biggest rise in yield, to 6.6%, as average prices fell 14.4% while rents rose 3.5%. Prices in central London move a lot from month to month, so treat single-borough swings with care.
81 areas
yield under 4% gross, mostly expensive rural and commuter districts. Derbyshire Dales is lowest at 2.8%. 13 areas yield 6% or more.
3.6% to 4.4%
The typical yield has climbed from its 2022 low and is now the highest since at least 2015. See the trend.
1 of 316
council areas where the average rent passes a lender's stress test on a 75% two-year fix at today's rates, against 66 on a five-year fix. How the test works.
53 areas
combine an above-typical yield with below-typical landlord court claims. Newcastle upon Tyne has the highest yield of them at 7.0%. Yield against court claims.
How yields have changed since 2015
Gross yield each year, using August rents and July prices. Yields fell as house prices outpaced rents to 2022, then climbed as rents rose faster than prices.
Gross rental yield, 2015 to 2026
The typical council area yields 4.4%, the highest since at least 2015, up from 3.6% in 2022. London has gone from 3.7% to 5.1%.

Does the rent pass a lender's stress test?
Buy-to-let lenders check that the rent covers the mortgage interest with room to spare. Under Bank of England rules the usual test is rent of at least 125% of the interest at a stressed rate: at least 5.5%, and for fixes shorter than five years at least 2 points above the rate charged. With a 25% deposit, the rent passes when the gross yield is at least 5.2% on a 5-year fix, or 6.9% on a 2-year fix at today's average rate.
66 of 316
council areas where the average rent covers a 75% mortgage on a 5-year fix, tested at the 5.5% minimum rate. In the other 250, a buyer needs a bigger deposit or a higher rent.
1 of 316
council areas where the average rent covers a 75% mortgage on a 2-year fix, tested at the 5.34% average rate plus 2 points, 7.34%. In the other 315, a buyer needs a bigger deposit or a higher rent.

Yield against court claims
Each dot is a council area: its gross yield against landlord possession claims per 1,000 rented homes, from the Landlord Risk Map. Higher yields often come with more landlords going to court, but not always.
Gross yield and landlord court claims, by council area
53 areas have an above-typical yield and below-typical court claims. 105 have both above typical.

Rental yield questions
What is a good rental yield in the UK?
There is no single answer, because yields trade off against prices, growth and costs. As a benchmark, the typical council area in England and Wales yields 4.4% gross, a quarter of areas yield 5.0% or more, and the typical flat yields 6.8%. Net yield, after running costs, is lower: the calculator on this page works it out.
How is rental yield calculated?
Gross yield is a year's rent divided by the price, as a percentage. In Newcastle upon Tyne, an average rent of £1,215 a month is £14,580 a year; divided by the average price of £207,547, that is 7.0%. Net yield takes off running costs such as agent fees, insurance, repairs and empty periods first.
What is the difference between gross and net rental yield?
Gross yield uses the full rent. Net yield deducts the costs of letting: agent fees, landlord insurance, repairs, service charges and ground rent, and the weeks a property stands empty. Mortgage interest and tax are usually counted separately, as cash flow. The calculator on this page works out both.
Where are the highest rental yields in England and Wales?
On average rents and prices for all homes, the highest gross yields are in Newcastle upon Tyne (7.0%), Tower Hamlets (6.6%), Manchester (6.5%), Portsmouth (6.5%), Bristol, City of (6.4%). For flats alone, Boston is highest at 10.7%.
Why do flats have higher rental yields than houses?
Flats cost much less to buy than houses, but their rents are not proportionately lower. The typical flat yields 6.8% gross against 3.6% for a detached house. Service charges and ground rent, which houses usually do not have, narrow the gap once costs are counted.
Are rental yields going up?
Yes. The typical gross yield is 4.4%, up from 4.3% a year earlier and from a low of 3.6% in 2022, because rents have risen faster than house prices. Yields rose in 253 of 316 council areas over the past year.
How much rent does a buy-to-let lender need to see?
Under Bank of England rules, lenders usually want the rent to cover at least 125% of the mortgage interest at a stressed rate of at least 5.5%, and for fixes shorter than five years at least 2 points above the rate charged. On a 75% mortgage that means a gross yield of at least 5.2% on a five-year fix, or 6.9% on a two-year fix at today's average rate. Each lender sets its own test.
How often are these figures updated?
The rents come from the ONS each month and the prices from HM Land Registry each month. This page is rebuilt automatically when either publishes new figures. The current figures use August 2026 rents and July 2026 prices.
How the figures are worked out
- Gross yield. Twelve months of the average private rent, divided by the average house price, as a percentage. Rents are the ONS average for August 2026; prices are the HM Land Registry average for July 2026.
- By property type. Flats, terraced, semi-detached and detached homes are each worked out from that type's own average rent and price, so a flat's rent is compared with a flat's price.
- All homes. The overall average rent against the overall average price. Areas where most rented homes are flats and most sales are houses will look higher-yielding on this measure, so the property type figures are the fairer comparison.
- Change on year. The all-homes yield now against the same calculation using rents for August 2025 and prices for July 2025, in percentage points.
- Typical yield. The median council area, the one in the middle when all 316 are ranked. England's own averages are not used as the benchmark, because London's large rental market pulls the national rent average up more than the price average.
- History. The same calculation for each year since 2015, using that year's August rents and July prices. ONS rents for earlier years are its own back-series on today's council boundaries.
- Stress test. An area passes when twelve months of the average rent are at least 125% of a year's interest on a 75% interest-only loan at the stressed rate: 5.5% for a five-year fix, and the average two-year rate plus 2 points (7.3%) for a two-year fix, following PRA SS13/16.
- Rents by bedroom. ONS average rents for one, two, three and four or more bedrooms. House prices are not published by bedroom, so these have no yield.
These are gross yields: before letting fees, repairs, insurance, service charges, empty periods, mortgage interest and tax. They describe the average home in each area, not any particular property, and are not investment advice.
